Real Estate AI Questions — Answered Without the Hype

No jargon, no fluff. Here’s exactly how proprietary, real-estate-native AI works, what it costs, and why owning it beats renting ChatGPT.

AI Powered Assets builds proprietary, white-label AI tools for real estate professionals — trained on your own business and deployed under your brand — so you own the asset instead of renting a generic chatbot.

The basics

What is AI Powered Assets?

AI Powered Assets is a boutique consultancy that builds proprietary, white-label AI tools — custom GPTs — for real estate professionals. Instead of renting a generic tool like ChatGPT, you get AI trained on your own SOPs, contracts, scripts, and brand voice, deployed under your logo and domain. Founder Jeff Tucker brings 40 years of real estate deals and 30 years in tech. Founded in 2023, based in Marlton, NJ.

What does “own the asset, don’t rent the intelligence” mean?

It means the AI belongs to you, not to a software company you pay every month. When your team uses ChatGPT, they train someone else’s model with your deals and strategy — and every competitor can rent the same tool. We build AI trained on your business, hosted under your brand, with your data siloed. Competitors can’t buy it or copy it. It’s an asset, not a subscription.

How is this different from just using ChatGPT or Claude?

ChatGPT is a brilliant generalist that knows nothing about your compliance manual, your commission schedule, or your buy box — and it hands your competitors the same answers it gives you. What we build is trained exclusively on your documents, enforces your rules, screens for fair housing, and runs under your logo. Same underlying power, aimed entirely at your business. Ownership is the difference.

What is a white-label AI tool or custom GPT?

A white-label AI tool is an assistant deployed under your brand — your logo, your domain, your login — that your team and clients see as yours, not ours. A custom GPT is that assistant trained on your specific documents and rules. Together they work like a specialized employee who already knows your business, available 24/7 in plain English.

How do you keep the AI from hallucinating or making things up?

We use RAG (Retrieval-Augmented Generation) guardrails, which tie the AI’s answers to your actual documents instead of letting it guess. Ask a policy question and it answers from your uploaded manual, with citations — it won’t invent a commission split or a comp. On deal analysis it runs your numbers and tells you exactly what still needs verifying, rather than fabricating data.

Who is Jeff Tucker?

Jeff Tucker is the founder and principal architect of AI Powered Assets. He has been a real estate investor since 1985 and a technologist since 1996 — the rare builder who has personally faced a fair housing complaint, negotiated a recruiting deal, and written a commission schedule. That’s why the AI runs on real deal logic, not internet theory. His rule: “I don’t build toys. I build tools.”

Who it's for

Who do you build for?

We build for four kinds of real estate operators: brokerage owners, individual agents, investors and coaches, and title companies. Each has a dedicated suite. Brokers get recruiting and compliance assets; agents get listing and marketing tools; investors and coaches get a custom deal analyzer; title companies get client-facing tools that turn closings into referrals.

I’m a solo agent, not a brokerage. Is this overkill for me?

No. The Retail Power Suite is built for solo and growth-stage agents who don’t have an assistant. It writes your MLS listings, builds your open house marketing, and handles the dreaded price-reduction conversation — the work that eats your nights. You can even start with a single tool, like the Open House Blitz, before committing to the full suite.

I run a coaching program. Can this scale my deal reviews?

Yes — that’s exactly what the Deal Doctor does. It’s a custom analyzer trained on your methodology: your 70% rule, your BRRRR criteria, your cash-on-cash targets, your no-go markets. Students submit deals 24/7 and get a Pass, Fail, or Marginal grade with your reasoning, in your voice. It acts as a gatekeeper, so only pre-screened deals reach your desk.

I’m a title company. What’s in it for me?

The Partner Advantage Suite gives agents reasons to keep choosing you. The Closing Gift Strategist generates hyper-local, experiential gift ideas engineered for an “Instagram moment” that tags the agent — turning closings into referrals. The Jargon Buster is a friendly website chatbot that explains title and mortgage terms in plain English, keeping anxious buyers calm and on your site.

The tools

What tools do you offer?

Ten live tools across four suites: the Broker Command Suite (recruiting, listing compliance, onboarding), the Retail Power Suite (listings, open houses, price drops, database reactivation), the Investor & Coaching Suite (deal analysis, content repurposing), and the Partner Advantage Suite for title companies (closing gifts, jargon buster). If what you need isn’t on the list, that’s the point — every build starts from your SOPs, not a template.

Can I try anything before I buy?

Yes. Two free tools run on the same deal logic we build into every custom asset: the Listing & Compliance Co-Pilot, which writes MLS copy and screens it for fair housing language, and the Deal Screener, which runs first-pass underwriting on any deal’s numbers. No credit card, no catch. They’re capped on purpose — the paid version is the same capability trained on your business, without the ceiling. For a limited time we are also offering a 48-hour trial for all 4 suites. No credit card or API key is required.

Compliance

How do you handle fair housing compliance?

Fair housing screening is built into the tools, not bolted on. When the AI writes or reviews a listing, it flags and removes language that creates liability — phrases like “great for families” or “quiet neighborhood” that can imply a preference around a protected class — and explains why. It also updates dated terms like “master bedroom” to the current MLS standard, and can add the AI-disclosure line some states now require.

Is this a substitute for a lawyer?

No, and it isn’t designed to be. The tools include a “lawyer filter” that routes contract-specific disputes and edge cases to legal counsel instead of guessing, which protects your liability. Think of it as catching the common, avoidable compliance triggers agents create without thinking, while leaving genuine legal questions to your attorney.

Pricing & getting started

How much does it cost?

Two entry points are firm and fully credited to your build: the AI Estimator ($75) and the Architect Consultation ($150). From there, the White-Label Suite asset starts at $145/month for hosting, support, and updates, and the Open House Blitz is available as a standalone tool starting at $1,800. No monthly subscription fees. Full custom builds are scoped and quoted per project on your consultation or estimator session. You can also fill out the 2-minute questionnaire to get started.

What’s the difference between the $75 Estimator and the $150 Consultation?

The AI Estimator ($75) is for a fast ballpark budget — you answer a series of questions, and our tool generates a project scope. The Architect Consultation ($150) is a 30–60 minute call with Jeff to map your bottlenecks, design your asset ecosystem, and estimate ROI. Both are 100% credited toward your build if you move forward.

Is the consultation fee really credited?

Yes. If you proceed with a build, 100% of your $75 or $150 fee is applied to your invoice — so for serious buyers it’s effectively free. The deposit exists to filter out curiosity-seekers so a 40-year veteran can spend his time on operators who are ready to build, not on tire-kickers.

How long does it take to build?

White-label deployments go live in about 48 - 72 hours — pre-built tool snapshots dropped into a dedicated, branded sub-account, no coding required. Custom builds take 7–14 days, because your AI is architected from scratch on your SOPs, contracts, compliance manuals, and voice. You get full training and documentation at handover.

Will my team actually use it, or will it sit on a shelf?

They’ll use it because it’s faster than doing the work by hand. The Listing Legend delivers three polished descriptions in about 30 seconds; the Recruiting Headhunter writes personalized outreach in about 60. There’s nothing to install and no prompt engineering — if you can send a text message, you can use it. It lives where your team already works.

What happens if my policies, pricing, or methodology change?

We update the training documents and re-deploy. For White-Label Suite clients, ongoing updates are part of your package; for custom builds, updates are quoted separately based on scope. Your asset stays current with your business — it doesn’t freeze on the day it launched.

How do I get started?

Start free or start scoped. Try the Deal Screener or the Listing & Compliance Co-Pilot to feel the deal logic yourself, or take the 2-minute questionnaire and we’ll recommend the right suite. And don't forget you can test drive any 4 suite for 48-hours. When you’re ready to build, grab a $75 AI Estimator or a $150 Architect Consultation — both credited to your build.

Still deciding? Feel It Before You Buy It.

Test-drive the free Deal Screener or Listing & Compliance Co-Pilot and hit the ceiling yourself — then own the uncapped version trained on your business.
